Kirxa Suites required part demolition of an existing townhouse, whereby traditional features from the existing property were retained and incorporated into what is today a Class 3A 10 room room Guesthouse just off Balluta Bay.

introdution
This project focused on the retention and conservation of a distinctive historic façade along the prominent hill descending towards Balluta Bay. The intervention ensures that the façade remains a defining feature of the streetscape while introducing a sensitive new architectural layer.
design philosophy The new building was constructed in traditional Maltese stone, employing time-honoured methods and materials. It was carefully joined to the old fabric through the use of glass, creating a respectful yet contemporary stitching that highlights both the heritage and the modern intervention.

The works were commissioned with a value of €1,000,000, representing a careful balance between conservation and modern insertion on one of Malta’s most significant urban approaches.
The project embodies the principle of old meeting new. While traditional materials establish continuity with the historic setting, the use of glass provides lightness and transparency, allowing the dialogue between past and present to remain legible. The result is a welcoming landmark for those approaching Balluta Bay from the hilltop.
